Garage Door Replacement in Sun City, AZ
A new garage door, installed, usually costs $742 to $1,416, according to HomeAdvisor. Replacing one damaged panel in the Phoenix area costs $362 to $930, according to Angi. If you’re changing more than the door itself, check Sun City’s rules first.
Should you replace one panel or the whole door?
One panel can make sense when a single section is damaged and the company can still get a matching panel for your door. Compare the numbers before you decide: two panels at the Phoenix-area average cost about as much as a whole new door.
| Job | Typical cost |
|---|---|
| One panel, Phoenix area | $362 to $930 (average $568) |
| New garage door, installed | $742 to $1,416 (average about $1,063) |
Panel figure from Angi’s Phoenix panel replacement cost guide (updated July 2026); new door from HomeAdvisor’s garage door installation cost guide, checked November 2026. Ranges, not quotes. See garage door repair costs in Sun City for other jobs.
Ask the company two things before ordering a panel: whether the panel is still made for your door model, and whether a new panel will match the rest of the door’s color after years of Arizona sun.
Which insulation works in Arizona heat?
Compare the whole door’s U-factor, not just the R-value. DASMA, the association of garage door makers, says the U-factor rates the entire door assembly, including its windows and the insulating strips that keep heat from passing through the frame, while an R-value describes only the insulation inside one section. For U-factor, lower is better.
- Ask for the U-factor of the exact door being quoted, in writing.
- Compare like with like. A higher R-value is better, a lower U-factor is better; don’t mix the two between quotes.
- Look for DASMA’s label. Models in its Thermal Performance Verification Program carry the program’s badge or label.
Do you need approval in Sun City, Sun City West or Sun City Grand?
Check before you change anything beyond the door itself. The rules differ by community:
- Sun City: the deed restrictions the Sun City Home Owners Association (SCHOA) enforces say structures must be kept in good repair and adequately painted, and that any replacement must conform to the restrictions. Enclosing a carport must meet their building-material and setback rules. The published restrictions don’t list an approval step for a new garage door, so call SCHOA before enclosing a carport or changing a structure.
- Sun City West: the Recreation Centers of Sun City West’s CC&R Department covers most homes; others have their own HOA. See who to ask in Sun City West.
- Sun City Grand: a paint maker’s color library lists approved paint colors for Sun City Grand’s homeowners association, so check with the association before changing the door’s color or style. See Sun City Grand garages and your community association.
What about golf cart doors and enclosed carports?
Measure the door’s width and height and say which door you’re replacing when you call. A golf cart door is smaller than a car door, and a door added when a carport was enclosed may not be a standard size, so it may need to be ordered. Our Sun City garage guide shows which setups go with which build years.
Will a new door change the springs or the opener?
Usually the springs, and sometimes the opener. Springs are sized to the door’s weight, so a new door, especially a heavier insulated one, needs springs matched to it. Ask whether the quote includes new springs, and whether your current opener suits the new door. If the opener is old, see repair or replace an opener; for springs, see torsion or extension springs.
What should a door replacement quote include?
- The door’s make, model, size and U-factor.
- New springs sized to the new door, and any new tracks or hardware.
- Whether the opener stays, gets adjusted or is replaced.
- Removal and disposal of the old door.
- The warranty on the door and on the installation.
- The company’s Arizona contractor license number; check it at roc.az.gov.
